VICTORIA, by the Grace of GOD of the United Kingdom of
Great Britain and Ireland, Queen, Defender of the Faith:

To all to whom these Presents shall come, Greeting:

KNOW YE, that We, of Our Special Grace, Certain Knowledge, and Mere Motion, have given and granted and by these presents do, for Us, Our Heirs and Successors, GIVE and GRANT unto Stephen Getheral of Caplin Bay in the District of Ferryland in Our Island of Newfoundland Fisherman his Heirs and Assigns All that piece and parcel of Land situate and being on the North East of Caplin Bay, on each side of the road leading towards Stone Island, which is to be left one hundred feet in width if required, abutted and bounded as follows, that is to say commencing at the South West corner of a Bridge over a small stream discharging into Caplin Bay thence running by the Said Road North sixty five degrees East one chain, and fifty two links more or less, and North sixty degrees West three chains more or less; thence bounded on the West by ungranted land South thirty degrees West one chain and twenty four links more or less, thence bounded on the South West by Caplin Bay South thirty seven degrees East five chain, and twelve links more or less, thence bounded on the East by ungranted land North twenty nine degrees East three chains and thirty two links more or less to the said Road; thence crossing the said Road, on the same course, thence on the same course North twenty nine degrees East seven chains and four links more or less, thence bounded on the North by the same North 62 seventy two degrees and thirty minutes West four chains more or less, thence bounded on the West by the same South twenty nine degrees West seven chains & four links more or less, thence running by the Said Road South sixty degrees East two chains and forty eight links, more or less, and South sixty five degrees East one chain and fifty two links more or less, thence crossing the said Road to the Place of Commencement.

And being of the dimensions specified in the diagram delineated on the other side hereof, and containing in the whole three acres, three roods,  and twenty six perches more or less with appurtenances, except and reserved nevertheless, out of this present Grant, to Us, Our Heirs and Successors, all Gold and Silver and all Coals and other Mines and Minerals, in or under the said piece or parcel of Land.

To Have and to Hold (except as before excepted) unto the said Stephen Getheral his Heirs and Assigns for ever he the said Stephen Getheral paying onto Us, as the price and consideration of the said Land, the Sum of One Dollar sixty Cents, at the time of ensealing and delivery hereof.

Provided always, and this present Grant is upon the further condition, that the said Lands shall be holden upon, under, and subject to such regulations as are now in force, or which may at any time hereafter be made by Law for the improvement and cultivation of Lands within Our said Island, and subject to all such Regulations as are now in force, or which may at any time hereafter be made by Law for making Roads, Sewers, Drains, Canals, Bridges, or other Public Works or Improvements within our said Island, or any part thereof, and for subjecting any Lands therein situate, or the owners or occupiers of such Lands, to rates and assessments, or other duties or services for the purposes aforesaid, or for any of them; And that the said Stephen Getheral his Heirs and Assigns shall, at all times, peaceably quit and deliver possession to Us, Our Heirs and Successors, of all such parts of the Lands aforesaid as may be required for the purposes aforesaid, or any of them, upon receiving such compensation (if any) as by Law now in force, or hereafter to be made, in that respect, may be provided.

Given under the Great Seal of Our aforesaid Island of Newfoundland, in St. John's, in Our said Island, this twenty fourth day of July in the Year of our Lord One Thousand Eight Hundred and seventy one and in the thirty fifth Year of our Reign.

Witness our trusty and well-beloved STEPHEN JOHN HILL, Esq., Companion of the Most Honourable Military Order of the Bath, Our Governor and Commander in Chief, in and over Our said Island and its Dependencies, &c.
