VICTORIA, by the Grace of GOD of the United Kingdom of
Great Britain and Ireland, Queen, Defender of the Faith:

To all to whom these Presents shall come, Greeting:

KNOW YE, that We, of Our Special Grace, Certain Knowledge, and Mere Motion, have given and granted, and by these presents do, for Us, Our Heirs and Successors, GIVE and GRANT unto John Rossiter of Caplin Bay - District of Ferryland in Our Island of Newfoundland Fisherman his Heirs and Assigns All that piece and parcel of Land situate and being   West of Caplin Bay and East of the Street Abutted and bounded as follows that is to say commencing twenty five links from the North East angle of the Bridge across the Street and running by the East side thereof North seven degrees West two chains more or less to the margin of a River, thence bye the same North fifty three degrees East two chains more or less; thence South eighty five degrees East two chains and eighty links more or less to or near the margin of another River, and thence bye the same South fifty five degrees West five chains more or less to the place of commencement containing two roods and seventeen perches more or less as per Diagram marked No. 1 on the other side hereof.

          Also one other piece or parcel of land situate and being on the North East side of the road leading to Caplin Bay Abutted and bounded as follows that is to say commencing at a point on the North West side of Old Womans Pond and North East side of the above named road, whence the summit of the Look Out bears North fifty one degrees East and running along the North East side of the said road (which is to be kept one hundred feet wide) North forty nine degrees West four chains and fifty two links more or less, thence North twenty two degrees West four chains and twenty four links more or less to Ungranted land, thence bye the same eighty five degrees East five chains and twelve links more or less to a Cow path by the River, thence bye the same South twenty two degrees East five chains and eight[y] eight links more or less to near the margin of Old Womans Pond, and thence bye the same South fifty one degrees West three chains more or less to the place of commencement containing three acres and thirty three perches more or less as per Diagram marked No. 2 on the other side hereof.


And being of the dimensions specified in the diagram delineated on the other side hereof, and containing Three Acres three roods and ten perches more or less with appurtenances, except and reserved nevertheless, out of this present Grant, to Us, Our Heirs and Successors, all Gold and Silver and all Coals and other Mines and Minerals, in or under the said piece or parcel of Land.

To Have and to Hold (except as before excepted) unto the said John Rossiter his Heirs and Assigns for ever he the said John Rossiter paying onto Us, as the price and consideration of the said Land, the Sum of One Dollar fifty Cents, at the time of ensealing and delivery hereof.

Provided always, and this present Grant is upon the further condition, that the said Lands shall be holden upon, under, and subject to such regulations as are now in force, or which may at any time hereafter be made by Law for the improvement and cultivation of Lands within Our said Island, and subject to all such Regulations as are now in force, or which may at any time hereafter be made by Law for making Roads, Sewers, Drains, Canals, Bridges, or other Public Works or Improvements within our said Island, or any part thereof, and for subjecting any Lands therein situate, or the owners or occupiers of such Lands, to rates and assessments, or other duties or services for the purposes aforesaid, or for any of them; And that the said John Rossiter his Heirs and Assigns shall, at all times, peaceably quit and deliver possession to Us, Our Heirs and Successors, of all such parts of the Lands aforesaid as may be required for the purposes aforesaid, or any of them, upon receiving such compensation (if any) as by Law now in force, or hereafter to be made, in that respect, may be provided.

Given under the Great Seal of Our aforesaid Island of Newfoundland, in St. John's, in Our said Island, this twelfth day of January in the Year of our Lord One Thousand Eight Hundred and Seventy and in the thirty third Year of our Reign.
