VICTORIA, by the Grace of GOD of the United
Kingdom of Great Britain and Ireland, Queen, Defender of
the Faith.

To all to whom these Presents shall come, Greeting:

KNOW ye, that We, of Our special grace, certain knowledge, and mere motion, have given and granted, and by these presents do, for Us, Our Heirs and Successors, GIVE and GRANT unto Joseph Sullivan of Caplin Bay in the District of Ferryland in Our Island of Newfoundland Planter his Heirs and Assigns All that piece and parcel of Land situate and being between Caplin Bay and Stone Island abutted and bounded as follows that is to say by a line commencing at a point whence Ferryland Head does bears South three degrees West thence bounded on the North by ungranted land running by the magnet in 1858 North eighty five degrees East one chain and fifty links more or less, thence North sixty four degrees East five chains and fifty four links thence on the East by ungranted land South thirty eight degrees East one chain and eleven links thence on the South by ungranted land South sixty two degrees West two chains thence South forty seven degrees West four chains and thirty eight links thence on the West by a path and Rossiters ground North forty eight degrees West three chains and twenty four links thence North fifty seven degrees East thirty two links more or less to the place of commencement in Lot No. 1.

Also all that piece or parcel of land situate and being on the North East of Caplin Bay and between Capeland and Stone Island, abutted and bounded as follows that is to say  by a line commencing at a point in an angle from which Ferryland Head does bears South three degrees West, thence bounded on the North and West by waste land running North eighty seven degrees West ninety links more or less thence South forty five degrees West three chains and eighty links thence bounded on the South by the Water of Caplin Bay, South five degrees West one chain and twelve links, thence North sixty two degrees and thirty minutes East three chains and sixteen links, thence South sixty two degrees East one chain, thence bounded on the South and East by ungranted land North fifty one degrees East three chains and fifty six links, thence North fifty five degrees West two chains and sixty links, thence South fifty two degrees West one chain and eighteen links more or less to the place of commencement.  Lot No. 2.


And being of the dimensions specified in the diagram delineated on the other side hereof, and containing in the whole two acres two roods and twenty five perches more or less with appurtenances, except and reserved nevertheless, out of this present Grant, to Us, Our Heirs and Successors, all Gold and Silver and all Coals and other Mines and Minerals, in or under the said piece or parcel of Land.

To Have and to Hold (except as before excepted) unto the said Joseph Sullivan his Heirs and Assigns for ever he the said Joseph Sullivan paying onto Us, as the price and consideration of the said Land, the Sum of  --------- Sterling Money at the time of ensealing and delivery hereof.

Provided always, and this present Grant is upon the further condition, that the said Lands shall be holden upon, under, and subject to such regulations as are now in force, or which may at any time hereafter be made by Law for the improvement and cultivation of Lands within Our said Island, and subject to all such Regulations as are now in force, or which may at any time hereafter be made by Law for making Roads, Sewers, Drains, Canals, Bridges, or other Public Works or Improvements within our said Island, or any part thereof, and for subjecting any Lands therein situate, or the owners or occupiers of such Lands, to rates and assessments, or other duties or services for the purposes aforesaid, or for any of them; And that the said Joseph Sullivan his Heirs and Assigns shall, at all times, peaceably quit and deliver possession to Us, Our Heirs and Successors, of all such parts of the Lands aforesaid as may be required for the purposes aforesaid, or any of them, upon receiving such compensation (if any) as by Law now in force, or hereafter to be made, in that respect, may be provided.

Given under the Great Seal of Our aforesaid Island of Newfoundland,
at St. John's, in Our said Island, this twenty eight?
day of June in the Year of our Lord One
Thousand Eight Hundred and Sixty Eight and in the
twenty second Year of our Reign.

Witness our trusty and well-beloved Sir ALEXANDER BANNERMAN,
Kt., our Governor and Commander in Chief, in and over Our said
Island and its Dependencies, &c.

3/  The date shown as "Sixty Eigth" appears to be an error.  The preprinted form  has the word Sixty but it should have been  crossed out to show the correct date as "Fifty Eight".
